Risk Management (Required CE Course)

The Alabama Real Estate Commission requires every Alabama licensed real estate agent, whether a sales person or a broker, to complete this required 3-hour (actual class room hours) Continuing Education (CE) Course prior to October 1 of the second year of each licensing period. The Alabama Real Estate Commission requires a total of 15-hours Continuing Education (CE) prior to license renewal on every even year; EXAMPLE: 2008, 2010, 2012, etc. Three hours must be in Risk Management and the other 12-hours are elective hours of your choosing.
Learning Objectives
After successfully completing the Risk Management course, the licensee will be able to:
- Identify the necessity of Risk Management.
- Evaluate statistics to determine the highest areas of risk management in a real estate transaction.
- Determine critical issues and how behavioral change could change the outcome in risky situations.
- Define misrepresentation and material facts that could be considered material in a real estate transactions.
- Identify key parts of a property disclosure form and discuss how the use of the form could protect the property owner and the licensee.
- Formulate responses to specific questions asked by a potential real estate purchaser.
- Recall the Agency options allowed under Alabama License Law.
- Discuss the critical differences between customer and client relationship.
- Determine key issues in the investigation of a specific agency scenario.
- List the elements of a legal contract and decide whether certain contracts meet the test of legality.
- Classify certain "Standard Clauses" and discuss the licensee's role in creating language, addendum's and etc.
- Determine the basis of Fair Housing law and protected classes under Alabama Law.
- Formulate legal and ethical responses to Fair Housing questions or requests.
- Discuss how Federal Anti-Trust Laws apply to the business of real estate.
- Formulate responses to inquiries involving potential Anti-Trust violations.
Learning Strategies:
- We encourage classroom participation to ensure a more complete understanding of the subject matter.
- Dividing the class into work groups for discussing and answering quizzes; then the correct answers are given to entire class.
- Each segment begins with a quiz to allow the student to realize their knowledge base of the topic to be discussed and to peak their interest.
- PowerPoint presentations are used to capture attention, create more excitement and enthusiasm, and make the learning process more retainable.
- Handouts, examples, illustrations, and pertinent information are given to each student for future reference.
